Sales Process

Selling your home can seem daunting, but we’re here to guide you every step of the way. From professional marketing and viewings to securing the best offer and navigating the legal process, we’ll ensure a smooth and successful sale.

Marketing

We will arrange for your professional photographs and floor-plan to be taken at a date and time that suits you. Typically, we require approximately 48 hours to put all of the marketing together with the property description and send them to you for approval. Once you have approved the particulars your property will be set to launch live on Rightmove and our website, which may take up to 24 hours.
Viewings

We aim to give you 24-hr notice for each viewing. We establish current position and buying needs for each of our buyers before any viewing. All viewings and/or possible open-house events are carried out by us. We highly advise that you vacate the property whilst we carry out a number of viewings in the time mutually agreed.
Offers

We will aim to achieve the best price possible for your home from a buyer who is proceedable.

If we receive multiple offers, we typically set a best and final offer deadline. This allows buyers to submit their highest and final offer after the initial bids are made. At this stage, we would request proof of funding and identification to confirm their ability to proceed. All offers will then be presented to you for your final decision.
Sale Progression
Once we have secured a buyer and completed our internal checks, we will send the necessary documents to both parties’ solicitors to initiate the transaction. We will work closely with the solicitors on both sides to ensure a smooth and efficient process.

Exchanging contracts: When you and the buyer confirm various aspects of the deal, the exchange of contracts will occur. After you and the seller have exchanged contracts, the sale becomes legally-binding. The buyer must then transfer their deposit.

Sale completion: In order for your sale to be complete, the buyer must pay the remaining part of the agreed fee. Once you have received the funds and your solicitor confirms this, we will handover the keys to the new owner.

Conveyancing usually takes around 12 weeks for a freehold sale and 16 weeks for a leasehold sale.
